Check Out

At the end of the tenancy, the Inventory Clerk will visit the property to complete a check out. This may be with or without the tenant being present.

 

The clerk will have a copy of the original inventory and will have already made amendments on the check out if items have been noted on interim inspections. The clerk will then inspect the property against the inventory noting any discrepancies and changes in the condition and cleanliness of the property. Importantly, if there are no changes, these are also noted as not to appear ‘overlooked’. The clerk will determine if the tenant is liable for any damages or deterioration or whether it can be attributed to fair wear and tear.

 

The tenant will then collect keys, again record on the report and take them back to the agent/landlord.

 

Final meter readings are taken and again photographs are taken of the meters and embedded into the report.

 

If the tenant is present, the Clerk and Tenant will agree and sign the check out report. Again inmost cases the report can be emailed immediately from the property or within 12 working hours.

 

A THIRD PARTY CHECK OUT PROVIDES PEACE OF MIND THAT THE PROCESS HAS BEEN INDEPENDENTLY ADJUDICATED
